We have an operating software system in place that allow all landlords access to an online portal, which provides them with an up to date breakdown of all property finances, reports and repairs.

Managing your property

There will be ongoing routine inspections throughout the tenancy which will be emailed to you directly and uploaded to the online portal for further viewing in the future.

How much is my property worth?

Property prices are based on prices with comparable properties. We will attend and do a physical inspection of the property and then compare with other similar properties. In some instances, we can do this online instead of attending physically if there are up-to-date photos.

How long will it take to find the right tenants?

We do not like to make promises on this as we would like to secure high-quality tenants over the first tenants that apply. However, if the property is priced to market prices, we should be able to secure tenants within a 2 to 3-week period.

How are tenants selected?

Ideally, we would like to give you three of the best options to choose from on which you will have the final say with our recommendation. We carry out rental reference checks, TICA database checks, employment and income checks, along with our “gut feel” on meeting them in person.

How long will the tenants sign the lease for?

This will be based on your needs, although we like to start with a six-month lease to make sure all parties are happy and then move forward with another 6 or 12-month lease.

What happens if the tenants fail to pay rent?

Once the tenants start to fall behind in rent, we will follow up with a phone call and email and then monitor. Once 14 days in rental arrears we will issue termination of non-payment of rent with your approval and move forward from there.

What happens if the tenants do not sign another lease?

Although we cannot force the tenants to sign another lease, there are a few options available. We can leave them on a periodic lease where they just continue to pay rent, or we can issue a notice period to terminate the agreement.

How will my asset be protected?

We understand that this is your biggest asset, and we take pride in looking after this. This is done by choosing the right tenant and carrying out 3-4 routine inspections each year. We also do the ingoing condition report and compare it with the vacating inspection upon the tenants leaving.

What happens if my property is damaged?

We always recommend landlord insurance, although we hope you never have to use this. However, if the property is damaged, we can ask the tenants to rectify or we can use the bond to rectify the damage. There are various scenarios here depending on the damage.

Can I enter the property throughout the tenancy?

There are various instances where a landlord can enter the property depending on repairs and maintenance needed, although the standard would be to attend with the property manager at the routine inspection. We would suggest attending at least once per year.
